Complete guide to rent collection with Surecave

Surecave's online rent collection is secure and easy to set up for you and your tenants. Everyone wins when you eliminate paper checks.

To start collecting rent there are a few steps to get started:

  • Add a Property and Unit
  • Add a Tenant
  • Set Up Bank Account
  • Create a Lease

Add a Property and Unit

You can add a new property by:

  1. Select 'Properties' in the navigation menu
  2. Click or tap the 'Add Property' button
  3. Add the 'Property Name' and any other desired fields (you can edit these fields later)
  4. Select 'Save Building' (You will be directed to the Add Unit form -- all Surecave properties have at least one unit)
  5. Add the 'Unit Name' and any other (you can edit these fields later)
  6. Select 'Save Unit'

Add a Tenant

To add a tenant:

  1. Navigate to the Tenants section of your Surecave account
  2. Click the 'Add Tenant' button
  3. Add the tenant's name and other information (if you would like them to be invited to Surecave you need to add their email address -- you can edit these fields at any time)
  4. Click the 'Save User' button

Set Up Bank Account

To set up a bank account to receive payments:

  1. Go to the Finances section of your account
  2. Click the link in the banner:
  3. This link will redirect you to our payment processing partner's website
  4. Complete the Stripe Account Activation form
  5. Click 'Authorize access to this account' (this will establish a connection between your Surecave account and your newly created Stripe account)

Create a Lease

You can create a lease payment schedule by following these steps:

  1. Select the 'Leases' option from the navigation menu
  2. Click or tap the 'Create New Lease' button
  3. If you've already added your tenants, select their names from the dropdown
  4. Select the appropriate Unit
  5. Enter the Late Fee (enter 0 if there is not a late fee)
  6. Enter the Payment Day (this is the day of the month that rent is due and should be between 1 and 28)
  7. Enter the Start Date and End Date of the lease
  8. Add Rent and and other Recurring Charges
  9. Add any One-Time Charges
  10. Select 'Create Lease'

Creating a lease with at least one tenant attached will automatically send an email to those tenants (if you added an email address for them) and invite them to start paying and submitting work requests through Surecave.
